1. Initial Consultation
We kick things off with a pre-appointment call to understand your goals, timeline, and property details.  Send you a pre-listing questionnaire, and research tax records. Our team will run a full Comp Strategy before we meet so we arrive fully prepared to walk you through an informed pricing recommendation from day one.

2. Listing Appointment
We'll meet at your property for a thorough listing appointment. We'll review our Comparative Market Analysis, walk through the home, discuss your pricing strategy, and answer all your questions. By the end of our meeting, we'll be ready to move forward with listing documents and e-signing  getting everything set up efficiently so we can move quickly to market.

3. Comparative Market Analysis (CMA)
We create and share a detailed CMA to price your home right. We review recent comparable sales, active competition, days-on-market expectations, and current buyer demand. A well-priced home from day one generates stronger offers and fewer days on market  our data-driven approach ensures you never leave money on the table.

4. Listing Agreement & Disclosures
We prepare and send your listing agreement and all required disclosure forms. Once signed, we submit the listing information and upload all required documents to compliance. Your signed listing agreement officially activates our full marketing engine on your behalf.

5. Preparing to List
Before going live, we coordinate everything: professional photography, floorplans, staging consultation if applicable, yard sign installation, lock box setup, and house key copies. We'll also move your listing to Compass Coming Soon  giving you a head start with pre-market exposure to serious buyers and top agents before your official launch date.

6. Coming Soon & Pre-Marketing
Your listing goes live on Compass Coming Soon, reaching our Top Agent Network and thousands of active buyers before hitting the MLS. We send a client update, hang signage, schedule the broker open house, send your Pre-Activation Checklist, and create all marketing materials digital ads, house signs, newsletter features, and a full social media campaign  so launch day generates maximum momentum.

7. Property Goes Live
Your home is activated on the MLS and all major platforms  Compass.com simultaneously. We set up Showing Time for easy showing scheduling, run digital ads, post active/open house promotions on Instagram and Facebook, add your listing to Next Door and Google. We run reverse prospecting to contact agents with matching buyer searches.

8. Showings & Open Houses
We host a Broker Open House to generate agent excitement, followed by Public Open Houses to attract serious buyers. We collect feedback from every showing, send you weekly updates through email. Our team actively works every lead and adjusts our strategy in real time based on buyer response and market feedback.

9. Reviewing Offers
When offers come in, we create an offer comparison grid, and add them to your Compass Dashboard so you can see everything clearly. We guide you through each offer's price, contingencies, financing strength, and closing timeline  then negotiate on your behalf to secure the best possible terms. In competitive situations, we'll advise on multiple offer strategies.

10. Under Contract
Once you accept an offer, we submit commission details, upload all required transaction documents, and distribute the executed contract to all parties. We change your MLS status, add all contract-to-close dates to the calendar, confirm the inspection date, and prep you for what to expect. We attend the appraisal with marketing materials, a list of improvements, and your comps to support the value.

11. Closing Preparation
As closing approaches, we send moving tips, schedule destaging and schedule the buyer's final walk-through. We remove the lock box, prep and send Just Sold mailings, and order sign removal for closing day. Our team handles every detail so you can focus on your next chapter.

12. Closing Day
Closing takes place at the buyer's title company with both attorneys present. You'll sign the final documents, transfer ownership, and receive your sale proceeds — typically via wire transfer on the day of closing. We'll be there with you every step of the way, and when it's done, we'll celebrate  because selling your home with the Rowland Group means you didn't just close a deal, you made the right move.
