"What are the fees?" is one of the most important questions a seller can ask and one that too few agents answer clearly upfront. Overview: Total Seller Costs in Chicago

Total selling costs in Chicago typically run 7-9% of the sale price. On a $500,000 home, that is $35,000 to $45,000 in closing costs before you receive your net proceeds. Here is where every dollar goes:


1. Real Estate Agent Commission

Agent commissions are the largest single cost for most sellers. The total commission is negotiated between the seller and their listing agent, and covers both the listing agent and the buyer's agent. The market standard in Chicago has historically been 5-6% of the sale price, though this has been subject to industry changes following the 2024 NAR settlement.

Illinois law requires legal representation for both parties in every real estate transaction. Seller's attorney fees in Chicago typically run $500 to $1,000 for a standard residential closing. Complex transactions estate sales, multi-family, properties with title issues may run $1,000 to $2,500.


4. Title Insurance

In Illinois, it is customary for the seller to pay for the buyer's title insurance policy (the owner's policy). Title insurance costs vary based on the sale price but typically run 0.5-0.7% of the sale price. On a $500,000 sale, expect approximately $1,500-$2,000 for the owner's title insurance policy.


5. Prorated Property Taxes

In Illinois, property taxes are paid in arrears meaning you pay 2025 taxes in 2026. At closing, sellers credit buyers for the portion of the current year's taxes that has accrued through the closing date. In Chicago, property taxes are significant often 1.5-2.5% of home value annually. This proration is calculated at closing and reduces your net proceeds.


6. HOA Transfer Fees (Condos and Townhomes)

If you are selling a condo or townhome in a building with a homeowners association, expect HOA-related closing costs: transfer fees (typically $200-$500), paid assessments through closing, and in some buildings, a capital contribution or move-out fee. Does the mortgage payoff come out of proceeds?
